MTV Santa Monica Offices:
Monterey Energy performed a detailed audit of the five-story Class A office building located in Santa Monica, California, and identified significant opportunity for energy savings and reduced carbon footprint. In working with the operations team over the course of several months, Monterey replaced over 500 existing halogen and incandescent light bulbs with the latest Energy Star approved LED lamps from GE. In addition to the LED installation, approximately 1,800 fixtures were retrofitted with GE third generation high efficiency T8 lamps and ballasts and bi-level stairwell fixtures. The environmental impact of this project resulted in the equivalent of over 40 cars off the road, 68 acres of trees planted, or 138 tons of coal not burned.
1st Commercial Realty Group:
To help increase property values and reduce overall energy costs for their 80,000 square foot office building, 1st Commercial turned to Monterey Energy. By replacing old can lights with new LED lamps and 4 Lamp T-12 fixtures with 2 Lamp T-8 kits, Monterey was able to significantly reduce energy consumption with Kwh savings of 286,338 and Kw reduction of 82.13. But most notably, 1st Commercial realized a ROI of 106%.
Five Star Parking:
Five Star Parking runs the Parking Palace in downtown San Diego, a multi-level parking garage that provides 200,000 square feet of parking/675 stalls. To brighten the garage and improve visitor safety throughout the structure, Five Star Parking turned to Monterey to replace aging metal halide lamps and T12 fixtures with high efficiency T8 lamps and ballasts. As a result, Five Star Parking is saving more than $37,000 in annual energy costs and realized project payback in just a few months. In addition, Monterey helped Five Star Parking take advantage of a utility rebate offer worth more than $35,000.
Live Oak, a leading commercial real estate development and services company in Texas understands the role energy efficient lighting plays in increasing property values. They contacted Monterey to replace T-12 troffers throughout their 138,000 square foot office building in San Antonio. Monterey upgraded 1200 fixtures and helped Live Oak identify $39,000 in potential rebate funds.
